AprCalc is an amortization calculator that allows you to investigate various "what-if" scenarios quickly and easily. The four variables in a mortgage loan are the amount financed, the term, the interest rate, and the payment; setting any three of these automatically determines the value of the fourth. Typically, you would enter a value for each of the three known variables, and then click the button corresponding to the variable to be calculated.
AprCalc also automatically amortizes loans, and provides the ability to save scenarios to disk and print hardcopies. Prepayments to principal can be entered for any payment, and the effect on the amortization observed. You can also determine how much in prepayments would be necessary to reduce a loan to a given number of payments. Support for ARMs (Adjustable Rate Mortgages) and accelerated "biweekly" loan programs is also provided. Breakeven analysis lets you decide when and if it makes sense to purchase discount points. An extensive Windows Help system is provided, as well as AutoSave, infinite undo/redo capability, and notes that can be attached to each payment.
New features in this version include support for Canadian mortgages, animated 3D graphs, wizards, APR calculation, exporting to Excel files, and much more.
AprCalc 4.0 can run on any 32-bit Windows operating system: Windows 95, Windows 98, Windows NT 4, Windows ME, Windows 2000, and Windows XP.
